Located on the south side of the city, you're just a few minutes' drive from Garden of the Gods, the Air Force Academy and shops and restaurants of Manitou Springs, a quaint 1800s resort town neighboring the city. Ride Pikes Peak Cog Railway for a panoramic view of mountains and prairie from the 14,110-foot summit. Bringing the whole crew? KOA hosts can help you with tours, entertainment and in-house catering.

No More KOA

Very unfriendly and unwelcoming staff. I always felt as if I was 'bothering" them. They speed around in their little carts and never once greeted me or asked me how our stay was going. Obviously this is out of staffs control but..Very loud all the time with highway on one side, train on other and Fort Carson doing explosions at the wee hours of the morning. While there, some of the staff in a same sex relationship had some domestic dispute and 5 or 6 police cars and ambulance was there. Don't know the outcome but one left in ambulance other left in a car and never came back. One of the staff would drink and take his shirt off and walk around the park barefoot and leave his dog whaling and barking in his rig all day. It was just a very uncomfortable experience. Only reason we stayed as long as we did paying premium price was due to the lack of availability at other parks. I recommend walmart boondocking over this place.

Years ago we stayed stayed here roughly 6-10 times and didn't really care for the staff, tenants, and the campground was really run down. In the recent 10 months we have stayed here roughly 6 times and wow how it has changed. Very enjoyable. Awesome staff, better tenants, great campground improvements, and the manager Belinda Daly is just doing a great job! We really enjoy our stays now and plan to stay there several times going forth. I LOVE THIS PLACE
